- Documented intention
- Designed to convey modernity,luxury,and technological progress, aligning with the rise of the 'talkies' (sound cinema) in the 1930s. The exterior was deliberately kept streamlined and clean,contrasting with the highly ornate, classical British colonial architecture of nearby South Mumbai.

- The facade is aligned closely to the edge of the Colaba Causeway, using its monumental scale and brightly lit neon signage to form a major visual anchor and landmark at the intersection.

- The high thermal mass of the reinforced concrete walls helped insulate the large auditorium from intense tropical heat. The small window openings and deep ground-floor cantilever protected patrons and interiors from the heavy monsoon rains and direct sunlight.

Description
The facade of the Regal Cinema is structured as a symmetrical, monumental concrete block featuring distinct Art Deco stepped massing. It is composed of a prominent central bay flanked by two symmetrical side wings. The central bay features vertical ribbing and structural pilasters that extend past the roofline. Symmetrical, narrow slit windows puncture these bays to allow minimal light while maintaining thermal mass. The ground-floor level is dominated by a sweeping cantilevered canopy that acts as a transition zone between the busy street and the cinema interior.
Visual analysis
The exterior balances vertical modern dynamism with classical symmetry, projecting an image of early-20th-century progress and civic entertainment.
