Facade summary
A load-bearing modular facade constructed from sandblasted, precast grey concrete modules stacked in a staggered configuration with deep inset windows,sliding glass doors,and acrylic sky-domes.
Documented intention
Safdie aimed to reinvent the apartment building to provide each family with a private terrace,natural cross-ventilation, and light from at least three exposures, mimicking the amenities of a suburban home within a dense urban system.
Street relationship
Instead of aligning with a traditional street wall, the complex acts as an isolated sculptural landmark. It interfaces with elevated pedestrian paths ('streets in the sky') that are suspended along the facade,providing communal outdoor transition spaces.
Climate relationship
The deep cantilevers provide natural self-shading during high summer, while the heavy concrete mass offers thermal inertia. However, the complex form exposed extensive surface area to Montreal's harsh winter, leading to early issues with thermal bridging at joints.
Window pattern
Strategically placed on multiple sides of each box to allow cross-ventilation, with large sliding doors facing private terrace spaces.

Post-Tensioned Modular System

Description

The building envelope is formed by the exterior walls of 354 three-dimensional precast concrete boxes. The surfaces exhibit a natural, sandblasted concrete finish typical of Brutalist architecture. Rather than being suspended from a frame, these structural boxes are stacked and bolted together with high-strength post-tensioned steel rods. Large panoramic glazing is inset into concrete rebates, and access to private roof-deck terraces is provided via massive sliding glass doors. The vertical circulation cores and suspended concrete pedestrian walkways, enclosed by thermoformed acrylic domes, create a secondary layer of visual geometry on the exterior.

Visual analysis

The facade appears as an asymmetric, pixelated landscape of solid and void. The continuous shifting of the modular units generates deep shadows and complex geometric reliefs, emphasizing the sculptural weight of the raw concrete against the transparency of the glazing.
